What we clean

Our core work is K-12 schools — nightly custodial across classrooms, gyms, cafeterias and restrooms, with the summer floor programme on top. A school packs several hundred people into a fraction of the floor area an office uses, runs them through the same corridors six times a day, and has a restroom load nothing in commercial property matches. If we can hold a school to a named APPA service level, your building is straightforward.

Alongside schools we clean childcare and preschool centres, churches and parish halls, community and recreation buildings, medical and dental offices, and ordinary commercial office space — usually where it sits on a route we already run, because route density is what keeps the price sensible.

How commercial cleaning is actually priced

Not from a rate card. From cleanable square footage by space type, a production rate per space, the service level you choose, and the local wage. Cleaning is roughly two thirds labour, and the median janitorial wage in the United States runs from under $14 to nearly $22 an hour depending on the state — so a national per-square-foot number tells you nothing about your building.

Service levels, not vague promises

We quote to the APPA service-level scale that educational facilities use, because it is the only widely published standard that ties a described condition to a staffing number. Level 2 is ordinary tidiness. Level 3 is casual inattention. Level 4 is moderate dinginess and it is what most budgets actually fund. Every proposal carries the work-loading hours that produce the level named — so you can see the staffing you are buying rather than comparing two monthly figures.

What is always included, and what is a separate line

Nightly: trash, restrooms, entryways, spot floor care, and the high-touch surfaces. Weekly and monthly: full floor work, dusting, vents, machine scrubbing. Quoted separately and never buried in the base price: day porter coverage, floor stripping and refinishing, carpet extraction, and consumables if you want us to supply them.

Who does the work

Our own employees in the markets we staff, and vetted partner contractors elsewhere — insurance verified with the carrier, workers compensation confirmed, background-check process audited. You sign one contract with us either way, and we tell you which it is in your town before you sign. Everyone who enters a building where children are present is screened before their first shift, whatever the local statute requires.
